Basic First Aid for Burn Care

6/22/2021 (Permalink)

First Aid Training - Burn injury. First aid course. What kind of aid can you provide for burns?

Basic First Aid for Burn Care

When your South Whittier, CA, business suffers a fire, fire damage isn’t your only concern. People may be injured, and you may have to contend with first aid on the spot while waiting for help. But what kind of aid can you provide for burns, and how can you tell a minor burn from a major burn?

Minor Burns

Minor burns may look no worse than a sunburn. They’re usually mildly reddened, with some blistering and pain. To qualify as a minor burn, the burn should be no more than 3 inches in diameter. While it’s best to seek professional medical care, initial emergency burn first aid for minor burns involves:

  • Using a cold wet compress or cool water to reduce the temperature of the burned area
  • Quickly getting rid of any clothing or tight jewelry that may compress or abrade the area
  • Using lotion to soothe, preferably something water-based with aloe
  • Covering the wound with a bandage; keep it loose and use sterile gauze
  • Being careful not to apply enough pressure to break blisters
  • Providing pain relief with over-the-counter meds as needed

Major Burns

Major burns cause deep traumatic harm and usually make the skin crisped or leathery. Some patches may appear black, brown, or white char. Major burns are larger than 3 inches and can be fatal. Steps you should take include:

  • Immediately calling 911
  • Moving the victim away from the source of the burn or fire damage
  • Checking for steady respiration; use CPR/rescue breathing if needed
  • Cutting or pulling clothing and restrictive accessories away from burned areas
  • Gently covering the burn area with a cool, damp cloth or bandage
  • Elevating the burn area above heart level
  • Monitoring for shock

Things Not to Do

Be careful that investigating fire damage doesn’t lead to personal injury for yourself. For burn victims, do not submerge major burns in water as this can lead to hypothermia. Never use anything grease-based to cover the burn; grease can seal the heat of the burn against the skin.

3 Ways To Keep Mold Away from Your Restaurant

3 Ways To Keep Mold Away from Your Restaurant

For restaurant owners in South Whittier, CA, one of the last things they want to see is mold growth in their facility. There are several ways to prevent this problem. Here are some of the steps many business owners take.

1. Use Proper Ventilation

The presence of high humidity in the kitchen can not only lead to food mold but other types of mold as well. This is why it’s important to keep humidity levels low. One way to do this is to make sure the property had enough ventilation to keep air circulating and reduce the buildup of water vapor in the air. Water vapor in the kitchen can come from a variety of places including boiling liquids or dishwashing.

2. Take Care of Leaks

Mold also likes to grow in areas where water has damaged the property. Water damages can come from leaky pipes, roof leaks, the buildup in poor ventilation, and even unattended spills. To prevent mold growth in these areas, it’s best to fix the problem as quickly as possible. A mold and water damage restoration professional may be able to help.

3. Remember Food Safety

The Department of Agriculture has released several food safety steps that may help prevent a food mold problem. These include having proper food storage areas with a humidity level under 40 percent, regularly cleaning refrigeration units, keeping food in sealed containers until ready for use, keeping all sponges and other cleaning tools fresh, and examining food items received by the restaurant to ensure they are up to your quality standards.

Using proper ventilation, fixing water damage quickly, and following food safety guidelines are all ways to prevent mold growth in a restaurant environment. If you think you may have a mold problem, it’s best to call a professional as soon as possible so that the issue can be handled safely and quickly.

6 Reasons To Avoid DIY Mold Testing Kits

6/17/2021 (Permalink)

Mold Armor DIY test kit. For testing mold at home. DIY mold testers often fail to deliver reliable results.

Reasons To Hire A Mold Removal Specialist

You've seen them in La Mirada, CA, tempting you to buy them from hardware store shelves. Mold testing kits promise to inform you of the existence of destructive spores within your home. Unfortunately, these DIY mold testers often fail to deliver reliable results. Here are six reasons why you should hire a mold removal specialist to perform a fungal analysis instead.

1. Overall Inaccuracy
This is the biggest reason to avoid using a personal mold kit. Their accuracy is so bad that Consumer Reports has issued them a rating of Not Recommended.

2. Damage Potential
Variables such as getting knocked around during shipping can negatively alter a mold tester's performance. A lack of expiration dates makes it even more difficult for users to determine whether a mold testing kit will give reliable results.

3. No Accreditation
Most commercial home testers come without certification. They are not recognized by any accredited agency and critical data points are often omitted from their readouts.

4. Dead Spores
Home testing kits only focus on living spores. Any deceased spores inside your home will go undetected. This opens you up to thinking there is no mold problem when one actually exists.

5. Skimpy Data
Most mold kits offer little information other than a positive or negative hit. Other forms of testing can be much more enlightening. Hygrometers, infrared cameras, and digital moisture meters give a better sense of where an issue exists and how to tackle it. There's no substitute for a professional wielding these tools.

6. Black Mold
Even though this form of fungus is particularly dangerous, DIY mold testers can have trouble identifying it. It is critical that black mold be caught and removed as quickly as possible.
Mold testing is a task that should never be taken lightly. Off-the-shelf testers are simply inadequate. Hire a mold contamination expert to verify mold's presence, or lack thereof, inside your residence.

Don’t Let a Broken Pipe Burst Your Bubble

6/17/2021 (Permalink)

Rusty burst pipe spraying water after freezing in winter. Broken pipe

Tips To Take Control Of The Situation

When a pipe breaks in your home, you often find yourself dealing with a huge mess. Bursting pipes involve so much more than the break itself; you also have damage from the expulsion of water to contend with in the aftermath. Instead of panicking, however, just take a deep breath and follow these tips to take control of the situation.

Put Safety First

Before anyone can fix the broken pipe or begin the clean-up process, you need to take a few steps to keep everyone safe up until help arrives and while repairs are underway.

  • Turn off electrical breakers that may be impacted by the escaping water.
  • Shut off the main water valve to keep any damage from worsening.
  • Relieve pressure that may still be in the pipes by turning on a faucet.

Failing to address these safety concerns could result in electrocution or more excessive flooding and damage to your belongings. You have to act quickly and decisively to protect yourself and your home before you can move forward with repairs.

Assess the Damage

Depending on the amount of liquid released by the bursting pipes, you can use towels to begin mopping up any standing water on surfaces. Remove your furniture and other belongings from the affected area to prevent further deterioration. Understand that visible wetness is only on the surface. It’s more than probable that you’ll be dealing with the harm done by water that has seeped down into walls and flooring, as well.

Fix the Problem

A Leffingwell, CA, professional restoration service can best assist you with ensuring that all water damage caused by the break and any lingering moisture is found and repaired appropriately. It’s imperative to get them in quickly to avoid mold growth or secondary damage to your home’s structure. Once the immediate risk to your house is mitigated, you can focus on the logistics of taking care of the original leak source. Bursting pipes can be daunting, but you don’t have to face the recovery alone.

What Should I Do After a Commercial Partial Loss?

What To Do After A Partial Fire Loss?

No commercial fire loss is the same. Sometimes, a fire will completely consume the entirety of your South Whittier, CA, business. Other times, the fire is extinguished before it does or another nearby incident affects your building. The latter scenario, known as a partial loss, has different rules regarding insurance, inspection and repair. You need to take certain actions to resolve the problem efficiently.

Take the Situation Seriously
Not all fire damage is visible and obvious. Ash and smoke damage can be found inside air ducts, water appliances and other areas you might not immediately notice. Some structures may also be more vulnerable due to fire heat or sprinkler water. These incidents can impact the well-being of everyone inside and the productivity of the business. Treat this situation as a complete loss to prevent any damage escalation. Make sure your insurance company also covers the necessary repair and replacement expenses.

Request a Full Inspection and Restoration
Any type of fire loss warrants a full damage inspection and repairs as needed. The fire remediation company working on your case should check the following areas:

  • Windows
  • Iron and steel structures
  • Roofs
  • HVAC and plumbing
  • Interior walls

These elements are crucial to your commercial building, but also the ones most vulnerable to fire heat. Run detailed inspections to fix them as soon as possible.

Work With Professionals
A partial loss still presents a challenge to you and your business, so you might not have all the necessary time and resources to handle the situation. Therefore, it is important to work with not just your insurance agency but also with professional fire restoration specialists. They have the right equipment and expertise to detect any potential issues you might not see immediately and fix them to keep your commercial building in strong shape.
Even if your property seems intact, it is still a fire loss if some items and structures are in need of a fix or a replacement. A complete inspection and remediation can prevent any future problems.

Develop an Emergency Plan for Your Business in 3 Steps

5/24/2021 (Permalink)

Create an Emergency Plan for Your Business

Emergency drills are an essential element of a disaster preparedness plan in your Santa Fe Springs, CA, business. Some office management companies and landlords include drills as a requirement in their leases. Here are three steps to creating a fire drill or storm drill for your company.

1. Develop a Plan
The first step is to identify potential evacuation routes in case you need to leave your building. Consider these questions:

  • Where is a fire most likely to break out?
  • Is there a fire drill evacuation route accessible to employees with special needs?
  • Are the routes clear and easy to follow?

If storms with tornadoes or high winds are possible, you can also identify the best shelter locations in your building. A small interior room or hallway on the lowest floor or basement is best. People should stay away from doors or windows. Avoid areas with wide, flat rooftops.

2. Communicate the Plan
Go over your plan with employees so that they know what to do in case of a disaster. Workers should know the location of fire exits and tornado shelters. Enlist the cooperation of managers and executives to prepare for business interruption while you conduct the drill.
It's helpful to designate an emergency response team. You can assign duties such as:

  • Making sure the building is clear
  • Notifying first responders
  • Calling your landlord, insurance agent and professional remediation specialists after the disaster

Ensure your response team is trained and prepared before your first drill.

3. Rehearse the Plan
Holding drills regularly can help evacuation and shelter-in-place procedures go smoothly. When drills are part of a routine, employees know what to do, allowing them to head to safety quickly and efficiently. Staying current on drills also gives you a chance to evaluate your plan and make necessary changes.
Conducting a fire drill and storm drill regularly can keep you in compliance with building regulations. Most importantly, it helps you keep your employees safe in the event of an emergency.

A Brief Guide to Kitchen Fire Extinguishers

3/30/2021 (Permalink)

Kitchen with fire damage. A fire extinguisher is an important safety feature for any home chef. Be sure there is one nearby and learn how it functions!

Besides their immediate danger, uncontrolled blazes have the potential to create serious fire damage that a residential restoration service is best equipped to repair. This makes it critical to have a fire extinguisher on hand. Learn how to prevent cooking disasters and how to use one of these life-saving tools in the face of uncontrolled flames.

Kitchen Fire Prevention
Even better than quickly dealing with a fire in La Mirada, CA, is avoiding one altogether. Do so by:

Only cooking when awake and sober
Moving combustible materials away from heat sources
Staying nearby while food is cooking

Following these precautions contributes considerably toward assuring that your kitchen is not set ablaze. However, always have an escape plan in place and leave as soon as you experience a fire bigger than you can reasonably handle.

Kitchen Fire Extinguisher Usage
Acquire an extinguisher in case your best efforts at stopping an inferno from breaking out fail. Make sure you purchase an extinguisher appropriate for your needs. Get one large enough but not so heavy that it cannot be comfortably wielded.

Douse flames by pulling, aiming, squeezing and sweeping. These steps are made easy to remember by the acronym P.A.S.S.

Begin by pulling the pin to break the tamper-proof seal. Find both at the top of your device near the handle.

Aim at the base of the fire for maximum effectiveness. Secure your grip and then firmly squeeze. Never touch the discharge horn, as the level of cold that CO2 extinguishers produce is dangerous to the skin.

Move the extinguisher back and forth in a slow and deliberate sweeping motion. Only stop once the fire has gone out. Even after flames have died, the blaze could reignite. Hold onto your device and observe closely until the surface is cool enough that you remain confident the threat has been neutralized.

A fire extinguisher is an important safety feature for any home chef. Be sure there is one nearby and learn how it functions so you can feel confident in the event of a fiery emergency.

A Variety of Techniques Used to Limit Flood Damage

3/25/2021 (Permalink)

Sandbags for flood defense Sandbags are heavy and labor-intensive.

If you have ever worked to stop a flood, you might have some strong feelings about the ubiquitous sandbag. After all, this method of stopping high waters has been in use for well over a century, and it has many benefits. It is cheap and inexpensive and it forms a strong barrier to incoming water. On the negative side, though, sandbags are heavy and labor-intensive; if you have spent hours stacking them you completely understand this fact. For best results, the bags should be filled about half full and left untied at the top, though folded over. This makes them easier to lift and to stack tightly.

Alternatives to the Sand Bag

If sand is not widely available, the bags can be filled with silt, which works nearly as well. Clay is an even more effective substance for flood dams, but it is notoriously difficult to put into bags, a nearly fatal flaw. Several other alternatives are in use during floods:

  • The Hesco Bastion barrier requires heavy equipment and trained installers
  • The Portadam which has been tested by the Army Corps of Engineers
  • The Rapid Deployment Flood Wall showed lower seepage rates than sandbags

A company can also install more permanent barriers. These options include levees and earth berms which seek to divert water away from a building.

Options for Containing Flood Damage
If the water is just too high, your company in La Mirada, CA, is likely to take on water. At this point, it is advisable to call in the services of a trained water mitigation team. The company will have a proven process to deal with water damage quickly and efficiently, working to limit the impact on your company and its bottom line. They will quickly remove any standing water, dry out saturated areas and clean surfaces tainted with dirty floodwaters. Both the low-tech sandbag and the advanced skills of a restoration team could play a role in protecting your company.

Things You Must Do After A Fire

A fire can be a trying time for a business owner. Knowing how to react afterward can protect your business from unexpected threats, like looting. Here is a list of things you must do after a fire.

1. Prepare Yourself
After the event, there will likely be serious fire damage. Your building will have extensive damage from the flames, smoke, heat, and water. Anything that was not burnt by the fire will likely be soaked with water. All of your equipment will need to undergo content cleaning before it looks like you remember. There will be holes in the walls. You will probably also see holes in the roof. Take a minute to prepare yourself for this sight before returning to your building.

2. Use Caution
You must use caution when entering a building that has seen fire damage. Any soot or smoke particles can be harmful to your health if inhaled. Avoid touching any damaged items and stirring up these particles. Always wait for permission from the fire department before entering your building.

3. Secure the Building
Do not enter a building with fire damage until you have been permitted to do so. This is because fires can restart even if they look like they are out. After entering, look for damage. Secure any holes that were cut into the exterior.
Also, check with the Leffingwell, CA fire department to see if you can use the utilities. If not, have them turned off. Do not turn them on until it is safe to do so.

4. Contact Your Insurance Company
Immediately contact your insurance agent. Ask them what you are allowed to do before the agent arrives to perform an inspection. Some may let you pump water out.
After this, ask what else you can do. Some will want a detailed list of items that were damaged. Include everything and the original prices of the items. Others will recommend that you contact a professional remediation company to get that process started.
Getting the fire cleanup process can seem like a daunting task. However, following these steps will get you started.

What Every Homeowner Should Know About Mold

black mold found on a wall beside door A bad smell in your home may mean that you have black mold.

A musty odor in your home in South Whittier, CA, could be due to mildew or stale air, but it also could be a sign of black mold. To determine the appropriate steps to get rid of the smell, you first have to find its source and understand the best way to handle it. Here are a few facts about mold that you may not know.

Causes of Mold Growth

Every home has mold spores in the air. Outside, they attach to clothes, pets, hair and shoes to enter your home. Spores in the air only collect and grow when there is a source of excess moisture:

  • Unmitigated water damage
  • Pipe leak
  • High humidity

Many people try to prevent a mold problem by filtering spores out of the air, but this is not an effective solution. The best way to prevent the need for mold cleanup is to take care of the moisture issues that lead to growth.

Solutions to Mold Problems
If your home has confirmed black mold growth, you need professional mitigation. Certified mold remediation specialists have the knowledge, experience and equipment to get rid of it. They do more than just scrub the patch of fungus away. A thorough assessment with an environmental hygienist determines the extent of the problem. If the growth is large, technicians may have to remove infested drywall, carpet, or grout and replace them with new materials. They can also repair the water damage that led to the growth or let you know what other repairs need to be made so that new moldy patches don't form.
A bad smell in your home may mean that you have black mold. A quick assessment and remediation are vital to keeping it from getting larger and causing more damage. Specialists can not only get rid of the fungus growth but also give you tips on how to prevent such issues in the future.

Stop Mold Growth Inside Your Restaurant With These Tips

3/24/2021 (Permalink)

moldy food inside a plastic container If your food has white or brown spots, or you detect a musty smell, it may have mold.

Steps To Prevent Mold Growth In Your Restaurant

Few things are a bigger threat to your Leffingwell, CA, restaurant than mold growth. This organism threatens the establishment's hygiene, the food's quality and your reputation. Many factors inside the building can lead to mold, from expired food to high humidity. While a visit from commercial mold restoration services can handle these situations, it is more effective to prevent them with the right steps.

Maintain Cleanliness
Mold thrives when there is sustenance like food residue and stains. Prevent mold from feeding on it by cleaning regularly. Dishes, silverware and appliances should be cleaned often, in addition to the countertops and other surfaces. If you have a walk-in fridge, have someone clean it at least once a month. Sweep and mop the floor as needed, especially small areas and corners, as food pieces that are stuck there can lead to mold.

Reduce Humidity
Cooking, cleaning and other restaurant activities can lead to the ideal humidity for mold growth. There are several ways you can reduce it, such as:

  • Placing dehumidifiers in the bathrooms, kitchen, or other key areas
  • Maintaining the building's ventilation system
  • Observing areas where humidity is common and resolve the issue
  • Treating water damage cases fast

Humidity is the most crucial ingredient in a mold situation. These measures will help you control it enough to slow down or stop its emergence.

Observe and Replace Food
Spoiled or improperly stored food and ingredients are the breeding grounds for mold invasions. When these items arrive at your business, inspect them carefully for expiration dates, proper sealing and adequate storage. Keep food at the appropriate temperature and maintain a steady use rotation to avoid expiration. If your food has white or brown spots, or you detect a musty smell, it may have mold. Discard it immediately and clean the area thoroughly.
The activities and components of your restaurant can potentially create mold growth. You and your staff should be cautious to prevent it from affecting your business.

Why You Need to Change Your Polybutylene Pipes

3/24/2021 (Permalink)

The plumber connects parts of the plastic water pipe using fittings, hands close-up. Polybutylene pipes can be faulty.

Basic Facts About Polybutylene Pipes

If you have an older building and hear the plumber mention that you have "poly" pipes, it may be time to consider putting in new plumbing. This type of pipe tends to leak over time and cause terrible damage to businesses in South Whittier, CA. Read on to learn three basic facts about this type of plumbing and updating it.

1. All Polybutylene Pipes Can Be Faulty
Although many people believe that only the pipes with plastic fittings are faulty, this is not true. The ones with metal fittings can also fail. Although the plastic ones tend to fail more often, metal ones can also fail. This is because the fittings, polybutylene pipes, and plastic valves can all fail in this system. In other words, this type of plumbing is not a good option.

2. Replacement Is Not Expensive
Replacing these pipes is not going to be expensive. If using a repipe specialist, it can cost less than having vinyl windows installed. This is because a repipe specialist will provide you with a good price and quality workmanship. While you will have to pay to have your pipes replaced much sooner than you were hoping, it will save you money in the long run because you won't have to hire remediation professionals to fix the damage from a leak.

3. You May Be Able to Get Financial Help
Due to the poor quality of polybutylene pipes, a generous consumer settlement was established to help people who had this type of plumbing. If you have found this type of plumbing in your business, you may be eligible for free pipe installation. However, some limitations can prohibit you from being eligible, such as when the pipes were installed and where the leak is.
Pretty much any aspect of this type of piping system can break and lead to severe water damage in your business. In general, this does not cost a tremendous amount if you use a repipe specialist and can be free in some instances. To save yourself money in the long run, you should replace them as soon as possible.

Many business owners don't consider what would happen if they experienced a business interruption for any period of time. This is why you need to understand business interruption insurance.

What Does Business Interruption Insurance Cover?

Individual policies will vary, so be sure you understand your coverage. Ultimately, your policy limits are decided by you. You at least want to be sure your limits can cover you for up to 30 days, which is standard. If there is significant damage, cleanup and restoration could take time.
While your closed business is in the process of rebuild, the coverage should help you with the following:

  • Employee payroll
  • Replace lost income based on your records
  • Business loans
  • Mortgage
  • Tax payments

What Does Business Interruption Service Not Cover?
There will be some things that your business interruption policy doesn't cover, but the good news is most of those items will be covered by your commercial real estate policy.
The items business interruption insurance won't cover include:

  • Flood, storm or earthquake damage
  • Utilities, which you should be able to cover with your replaced lost income
  • Pandemics
  • Damage to your building and the items inside it

Your business interruption policy is customizable and there are many add-ons that can be purchased, including extra expense insurance and coverage and civil authority insurance.
The cost of your policy will be contingent on many factors, including your location and the risks associated with that location. Talk to your agent to find out what the right amount of coverage is for you. Having a business interruption policy will make your rebuild less stressful.

Heating Equipment Is the Leading Cause of Home Fires

Three Of The More Prevalent Concerns

Heating Equipment Is the Leading Cause of Home Fires

In 2021, the National Fire Protection Association released a study revealing home fire most often occurs as a result of heating equipment. In fact, between the years 2014 to 2018, research indicates that approximately 48,530 residents were impacted by heating equipment fires. With this information in mind, it's important that homeowners in La Mirada, CA, take extra care when using these devices.

1. Space Heaters
During the winter, temperatures drop drastically. In efforts to stay comfortable, owners turn to space heaters to warm up the area. The portable devices are convenient since they emit intense heat. This power, however, when placed near flammable objects, has the ability to spark a fire that quickly consumes a home. While only used during a portion of the year, this equipment is considered the leader in fire causes.
If using this unit, remain in the room at all times. Sleeping with it on is not recommended. Be sure to use the proper fuel supply, and keep it away from other objects. Give up to three to five feet of distance from other valuables, and make sure it is out of the reach of children.

2. Fireplaces
Architects designed chimneys so that residents could use a home fire safely; yet, if this space is not cleaned properly or is left unattended, this convenience could become troublesome. As wood burns, it produces a dark brown substance known as creosote. This byproduct is flammable. Have specialists inspect and clear it out regularly to safeguard from unexpected outbreaks. Like heaters, remain in the vicinity.

3. Utility Equipment
Maintenance costs may seem frustrating, but the cost of repairs with a fire cleaning and remediation company is more expensive. Assess water heats and central heat systems for malfunctioning parts or rust buildup. Annual tune-ups are helpful.
A home fire can consume property within a short matter of time. To prevent this situation, adopt safety measures and perform routine maintenance cleanings and checks.

1. Make an Emergency Plan

One of the first things you can do for fire preparation at your place of business is to create an emergency plan. This plan should contain all the information needed by your employees in the event of a fire. This should include emergency exits, locations of fire extinguishers, and important phone numbers.

2. Keep Extinguisher’s Accessible

It's also important to make sure that any fire safety equipment, such as a fire extinguisher or alarm pool, are easily accessible. They should be inspected regularly to ensure their functionality and replaced in the event they are not working.

3. Have a Suppression System

The installation of a fire suppression system can also help prevent a business fire. There are many system types to choose from, so you may want to ask a professional which system is the most suitable for your business property.

4. Maintain Any Equipment

One way to help avoid fire damage is to maintain any equipment you use. This means suspecting regularly for any areas of disrepair and either having a professional restore the unit, or investing in a new one. Frayed cords or damaged components have the potential to cause a fire.

5. Follow Safety Procedures

When using machinery or equipment in your place of business it's important to follow the recommended safety procedures. These are set in place to help avoid potential problems such as sparking a fire.

When preparing your company for a business fire, it's important to keep these tips in mind. Making an emergency plan, keeping fire extinguishers easily accessible, and installing a fire suppression system are all great steps to take. Additionally, you may want to make sure that any equipment you use is properly maintained and follow all safety protocols for its use.

Coming home to a broken pipe is never a fun experience in Santa Fe Springs, CA. After finding water all over your floor and furniture, you might be ready to throw in the towel. However, if you find yourself in this predicament, you should know there are several things that you should and should not do to increase your chances of salvaging your belongings and preventing additional damage.

  • Pick up loose items on the floor and move them to a dry, safe place.
  • Remove any excess water from the floor.
  • Dry your floors and furniture.
  • Clean and disinfect the affected area.

What You Should Not Do

  • Do not leave paper items, including books and magazines, on your floor.

5 Facts About the Insurance Claims Process

2/25/2021 (Permalink)

Here Is Everything You Must Know About The Process

After any disaster, both you and your insurance company want you to return to business as quickly as possible. However, you should know a few things about the insurance claim process to make this happen.

1. Your Initial Payment Isn’t Final
In most insurance claim cases, an adjuster inspects the damage and offers you an amount of money based on your policy. However, this first check is typically an advance to help you start rebuilding and hiring a restoration company, such as SERVPRO.

2. You Can Receive Multiple Checks
Between your structure and your reported inventory, you can receive two checks. Additionally, if you can't operate your business during repairs, you could receive lost income checks. If you purchased a separate flood insurance policy and the damage came from a flood, you could receive another check for this.

3. Your Lender May Receive Part of Your Payout
If there is a loan out on your site in South Whittier, CA, then your lender will get a payout as well. This is because your lender will typically ask to be included in the insurance policy, and they receive payment for any situations that arise in the structure. Since they are your co-insured, your check may be split between you and your lender.

4. Your Contractor Directly May be Paid Directly
A qualified disaster remediation company may ask to work with a client's insurance company directly. However, before permitting them to file your insurance claim, make sure you read the document and avoid giving them your entire payout. If in doubt, ask your agent for help. Assigning your claim to your contractor can remove you from the payout entirely.

5. Your Business Interruption Check Is Written to You
Your lost income check is not related to your structure. Therefore, make sure this is written to you rather than your lender. This covers your loss of income and additional expenses from the disaster.
Dealing with an insurance agent and the claims process can be taxing. However, if you know more about the process, you can help it go smoother.

3 Things Landlords Should Know About Mold Claims

2/16/2021 (Permalink)

Ways To Protect Yourself From a Mold Claim

In recent years, landlords and property managers have faced an increasing number of lawsuits arising out of mold damage to property. As a result, property managers and landlords have filed more insurance claims related to mold damage. Property and general liability insurers have responded to these increased mold insurance claims by adding specific mold exclusions to their policy language. There are several things that wise property managers and owners should know to protect themselves from exposure to a mold claim.

1. Owner and Manager Obligations
Owners of residential rental property are required by law to keep maintain the property in a safe and livable condition. If they fail to do so, they may be liable to tenants for any resulting injuries or damages. The rules for commercial rental property are similar: While the commercial property doesn’t have to be livable, it must still be fit for its intended purpose. Courts hold property managers to the same standards as landlords, since managers act on the property owners’ behalf.

2. Common Insurance Exclusions
Many mold insurance claims are denied due to specific exclusion language in the policy. For general liability insurance, this exclusion is typically in the form of a “Fungi or Bacteria” rider that says the insurance policy will not cover any damage related to fungi, mold, or bacteria. These riders often exclude coverage for any damage where mold is involved, even if the initial damage was caused by a covered event. Furthermore, most insurance policies specifically exclude coverage for any mold-related expenses, including the cost of mold remediation.

3. Ways To Avoid Liability
Keeping up with property maintenance and avoiding mold damage in the first place is the best way to prevent a mold lawsuit. Owners and managers should also check their insurance policies carefully for exclusion language. There are specific insurance policies available that offer mold coverage.
Property managers and owners who face mold-related lawsuits and whose mold insurance claims are denied could end up paying for damages out of pocket. La Mirada, CA, landlords, and managers should be sure that they have the correct coverage before claims arise.

How To Save Wood Floors From Water Damage

2/16/2021 (Permalink)

wood floor removed, wood floor damaged by water Wood floor damaged by water damage.

Here Are Three Basic Steps To Addressing The Problem

Finding large amounts of flooded water on your wood floor can really dampen your ability to conduct business, let alone your spirits. If you suspect you have a pipe burst causing the issue in Leffingwell, CA, you should take care of it right away. If left unattended, standing water on floors can lead to serious damage and costly repairs.

1. Fix the Pipe
This may seem like an obvious step, but you might be surprised at how often people are so consumed with salvaging their property that they overlook this step at first. Locating the pipe burst and fixing it is the only way to stop the water from building up.

2. Save the Floor
After you have stopped the water from flowing into your building, you must work quickly to prevent the water from seeping into your wood floor. If the water sits for too long, it can soak into the fibers of the wood and destroy it. At the very least, the waterlogged wood will become even harder to dry out. Remove the water by soaking it up with towels or a mop. Once the water is out, allow the floors to dry by opening windows and using fans to increase the airflow. Avoid adding extreme heat to the floors, as high temperatures can crack the wood.

3. Hire the Experts
Enlisting the help of a professional water cleanup service is the best way to ensure the water is completely removed from your wet floor. These professionals are experts in water cleanup and use commercial equipment to ensure the job is done quickly and thoroughly. Even after the water is removed and your office is dry, they can help you repair or replace the wood if needed.

Dealing with a pipe burst can be a huge burden to deal with but taking care of the problem as soon as you find it can prevent the situation from getting out of hand. The sooner you address the situation, the sooner you can focus on getting back to business.

Does Your La Mirada / South Whittier Home Have A Mold Problem?

11/17/2020 (Permalink)

Microscopic mold spores naturally occur almost everywhere, both outdoors and indoors. This makes it impossible to remove all mold from a home or business. Therefore, mold remediation reduces the mold spore count back to its natural or baseline level. Some restoration businesses advertise “mold removal” and even guarantee to remove all mold, which is a fallacy. Consider the following mold facts:

  • Mold is present almost everywhere, indoors and outdoors.
  • Mold spores are microscopic and float along in the air and may enter your home through windows, doors, or AC/heating systems or even hitch a ride indoors on your clothing or a pet.
  • Mold spores thrive on moisture. Mold spores can quickly grow into colonies when exposed to water. These colonies may produce allergens and irritants.
  • Before mold remediation can begin, any sources of water or moisture must be addressed. Otherwise, the mold may return.
  • Mold often produces a strong, musty odor and can lead you to possible mold problem areas.
  • Even higher-than-normal indoor humidity can support mold growth. Keep indoor humidity below 45 percent.

If your home or business has a mold problem, we can inspect and assess your property and use our specialized training, equipment, and expertise to remediate your mold infestation.

How to Fire-Proof Your Home

5/25/2020 (Permalink)

Looking through a window at a fire-damaged home Looking through a window at a fire-damaged home

House fires are devastating and can cause severe financial issues, especially if you don’t have insurance covering the damages. However, there are measures you can take to fire-proof your home and keep your family, property, and possessions safe.

Install Smoke Alarms

The earlier you detect a fire, the faster you can react and mitigate the damage - provided the fire is manageable. Install smoke alarms strategically throughout the home. Also, make sure the smoke alarms are situated away from air vents. Conduct a maintenance check of your smoke alarms to make sure they’re working.

Invest in a Fire Extinguisher

It would be a shame if after installing a smoke alarm you can’t do anything to prevent the spread of fire. A fire extinguisher strategically located and within timely reach can help clear minor fires quickly. Be sure to invest in a high-quality fire extinguisher and to keep it well maintained.

Use Building Materials that are Resistant to Fire

Some building materials are more prone to fire so it’s best to use fire-resistant materials wherever possible. Concrete panels, bricks for exterior walls, and steel frames are excellent options for your fire-proof home.

Design Your Landscape In a Way That Can Slow the Spread of Fires

There are cases when fires come from outside your home. A landscape designed to slow fires from reaching your home can help minimize or even prevent fire damage. Hard landscaping such as concrete and gravel are good choices. Also, make sure to get rid of dry vegetation since this can make the fire stronger, especially during the summer.

Apply Bleach and Warm Water

Mix up one cup of bleach for every gallon of warm water. Dip a brush into the solution and use it to scrub the affected surfaces. Be sure to dry the area after applying the mixture.

Use Vinegar
